"Love’s Furniture" Transformation
Conversion | Stoneham, MA
Challenge
In 2006, Wellfound acquired the well-known Love’s Furniture store on Main Street in downtown Stoneham. This highly visible building which has been a community eye-sore and even the store’s owner advertised it as the uglies building in town. This part of the downtown was in dire need of revitalization.
Solutions
Wellfound purchased the building and acquired permitting to convert this eye-sore into an attractive 52-unit residential development with street-level retail space. This project spearheaded the revitalization in Stoneham’s town square bringing residents back into the town center which led to more restaurants and surrounding retail.
Medical Center | Burlington, MA
Lahey Hospital & Medical Center is a medical center and teaching hospital, hosting over 4,000 physicians and 35,000 employees in a shared mission to advance the science and practice of medicine through research and education.
Challenge
In 2009, the Winchester and Lahey Health merger began. During the implementation phase, the project revealed geographical and on-campus commuting challenges. The need to move staff parking to free-up spaces for hospital patients and guests, as well as space for hospital storage.
Solutions
Targeting these key issues, the strategy for this development started with the construction of an employee parking solution creating 600 off-site spaces for staff and the implementation of a shuttle service to transport employees to each facility. This site also provided space for a 50K SF storage facility.

Medical Center | Woburn, MA
Beth Israel Lahey Health is a system of academic and teaching hospitals, a premier orthopedics hospital, primary care and specialty care providers, ambulatory surgery centers, urgent care centers, community hospitals, home care services, outpatient behavioral health centers, addiction treatment programs and more.
Challenge
In 2019, the Beth Israel and Lahey Health merger began, creating the second-largest health system in Massachusetts. As a result of the merger, the IT Departments for each healthcare group were divided amongst five buildings. A dramatic consolidation was needed.
Solutions
Wellfound secured a 104K SF office building in Woburn to consolidate the IT Departments into one building. This location is centrally located on the I-95 corridor where the hospitals are located. Wellfound transformed its original as a trade school into a facility capable of supporting a state-of the-art IT Department. Additional parking was permitted and built on site to accommodate future expansion of the department. In addition, another 60K SF of space is currently approved with Planning and Zoning in preparation for this expansion. Beth Israel Lahey Health has committed to occupying 20K SF of this new addition.
Residential | Charlestown, MA
Formerly owned by the City of Boston, The Charlestown Armory required an innovative development strategy. Previously issued for RFP, but never awarded, Wellfounds strategy rose to the challenge, revitalizing the 105 year old building, which once served as a local drilling space for military companies and a book depository for the Boston Public Library. The development site was approved to include 42 luxury condominium units, ranging in size from one to three bedrooms.
Challenge
Originally built in 1907, the armory building required a sensitive program of historic restoration and innovative interior design. Paramount to Wellfound was bringing a project team together focused on preserving the historic envelope while simultaneously allowing for replacement of the structural system and the delicate insertion of 42-new residential units with underground parking.
Solutions
Neshamkin French Architect’s design provided a variety of unit types, including traditional one-, two-, and three-bedroom flats; live/work units; and duplex penthouses, which maximized the buildings large footprint. Balconies, inset within the existing roof line, allowed for tremendous downtown Boston and Mystic River views. Replacing the building’s original structure while preserving the building envelope required close coordination between the design team, contractor, and developer.
